Urban Subdivision
Urban subdivisions are in built up areas such as General Residential Zone, Neighbourhood Residential Zone or Township Zone
These subdivisions involve a review of the planning scheme for your site and a preliminary review of what can be undertaken and we can provide you with a fee proposal for the reports that are normally required to submit the application to council. These subdivisions rely on the ability to connect to services and what services are available and whether setbacks and issues such as rescode can be achieved.

Otherwise with multiple consultants one changes means that it can trigger amendments on other reports which will involve more cost to you!
Documentation or work required is likely to be:
- Feature survey with levels
- Details of surrounding properties including habitual rooms, setbacks and private open space.
- Existing, Proposed and Subdivision Plan
- Planning report to present compliance to the Planning and Environment Act, Local and State Policy.
- Rescode Analysis
- Streetscape
We can also go through your permit for a set fee of $195 to guide you on how to complete the permit and arrange a quote for the Title Survey work and conveyancing
Residential subdivisions are undertaken by NRLinks and often involve the rear of a lot excised off as land or as a developed site. Larger development sites can be undertaken and NRLinks can project manage the planning, building permit to construct.
I recommend unlike other developers that preliminary studies not only of the issues below the surface but to the viability of the proposal. This is imperative to design a product that the market is looking to buy or to rent. These issues must be determined prior to the commencement to ensure you have a saleable or rentable product.
